I found this house on the MLS in March. It was right behind another house that we own. This will be the first single-family house that we're going to hold for a year or so and collect rent until the neighborhood comes up just a little more. We're going to put some work into it so we can get a good tenant. We're also going to update it a little more then sell it for top price. The area is just getting better and better!

We were into a contract with this house before we joined FortuneBuilders. After hearing about wholesaling we thought that we could do that to this house, but through the Deal Analyzer we found out that it would not really make a good deal for a wholesaler at this time. When we put it on the deal analyzer for rents, it worked out nicely. We are following our coaches recommendation to rent it and then fix it up better and sell it. We paid all cash for this deal with our own money. We are going to take the equity out and use that to buy more houses.
