I found this deal through networking and found that a lady's husband had recently passed away but that they had actually moved out over 6 months ago. We funded this deal by finding our first 2 PMLs. While most of the work was cosmetic, we did have the unique issue of dealing with a 1/4 bathroom. Yes, not a 1/2 bath, but a 1/4. It was just a toilet by the back door. No sink or anything else. We ultimately replaced it by putting in a new full bath. We used a realtor to sell it.
