I found this property while in the Internet Quickstart Academy during our marketing campaign training. Using one of the marketing techniques that was taught, I sent a text message to an owner who had a For Sale by Owner posting on Zillow. He responded back and I set up a time that evening to see the property. After a week of negotiating with the owner, we decided on a price for purchase. After signing the purchase contract and the inspection was completed we went back to the owner and negotiated a lower sale price based on the additional repairs required for the property. The top two units are currently occupied and the basement unit is in a full rehab that has not been occupied in a year. In our first step to creating a stream of passive income, we closed on our first Multi-unit property on August 16th, 2019.
