He sent me the link since it was a posting for a house for sale in my home town of Mountain Top. rnI reached out to the owner and ended up buying the house I was calling about plus another property she had on Woodlawn Ave. rnIt was a double win! For the simplicity of this flyer, we will focus on North Main St. We purchased this property for $50K and had a rehab budget of $55K. The ARV was estimated at $159k. rnOnce it hit the market, we had multiple offers but did not choose the highest bid. The cash offer no contingencies was exactly what we needed. rnWe closed at $145K with a $17K profit, a nice single in the game of rehabs. The Woodlawn house that was part of this deal was double! rn
