This deal came though our direct mail campaign to probates. We meet with the seller who had inherited the house and had been receiving letters from us for over 1 year. He finally decided to sell and had some other investor take a look and decided to go with our offer not for the price but because we had not nonsense clauses or inspection periods in our contracts. We funded the deal through one of our repeat private lender and sold it on the MLS.
