We found the property through outbound marketing via CL. Once we negotiated the price and the agreement was signed, we were able to find funding for the purchase price. The construction portion was funded through HML. We worked through some initial contractor ‘issues’ and ended up becoming the General Contractor ourselves, subbing out work and getting our hands dirty. We hired a seasoned realtor that had a pulse on the market and was able to get us $15K over our original ARV.
