Alicia found this house on Craigslist and contacted the seller directly. I was intrigued by the deal as the seller was willing to finance the deal under a land contract with 10% down. After, driving to Barron and checking out the city and neighborhood, I knew I was ready to do a deal as this was the ugly house on the block. The comps in the neighborhood were $80-$95,000. After meeting with the seller and seeing the property and meeting the tenants we pursued a traditional mortgage with our local Credit Union where we put down 25% or $12,756.50. 20-year mortgage of $37,125.00 with PI=$222.53 TI=150.89. We rented the house for $715.00/month with tenants paying all utilities and cash flow for the property is $342.00 or a 39.6 ROI. !!!
