Our son Nicholas, has become an amazing bird dog and found this foreclosure. We funded the deal using cash on hand, credit cards and a family loan. This was a total Rehab. The kitchen was updated with a new countertop, dishwasher, appliances and we also painted the cabinets. Planking was installed in the kitchen, bathroom and dining room, and new carpet and paint throughout the home. The bathroom was updated and we were able to create an additional room making the home a 5-bedroom. Halfway through the rehab, Brian contacted a future tenant/buyer who loved the home and the improvements we were doing and signed a lease and option to purchase agreement for $135,000. Cash flowing $1064-month with an ROI of 28%.
