A wholesaler sent us this deal, the listing stated that it had damage from hurricane Michael from October 2018 and had already been gutted to the studs. We replaced the roof, insulation, drywall, flooring, all interior doors, all light fixtures, a broken window, removed the few fence posts that survived the storm, and cleaned up the landscaping (including 12 tree stump removals). The deal was funded by Grand Coast Capital (80% purchase/75% rehab). This was our 3rd rehab house purchased, but the first to be completed and sold (8.5 months purchase date to sale date). Instead of hiring a General Contractor to oversee the project, we hired the trades directly, which worked very well and helped us stay on our timeline.
