We are very blessed to have a realtor that finds cash deals for us. I tell realtors "If it smells so bad that you can taste the house, that's the house we want". That is the taste of money! Our business established a line of credit that allows us to purchase distressed properties. This house needed everything, new subflooring, replaced molded sheetrock, plumbing, sewer and water, new electrical box, new lighting, roofing, air conditioning and air conditioning ducts, windows, cabinets. The exterior needed tree trimming, and touch-up painting. We removed a kitchen door to enlarge the kitchen and added a 1/2 bath in the upstairs bonus room. Our exit strategy was to rent this property, however we had offers to buy. Overall this was a 12-week process.
