We found the deal through an acquaintance on Facebook. The seller had some health problems and was moving in with her sister who contacted us. We were able to negotiate a subject to purchase plus pay the seller $5,000 on top. Our original intention was to rehab and sell the property. I saw a post from another investor in our area looking for a property to rehab that fit the parameters of this property. I messaged him on FaceBook and discussed the details. He was interested in the property, we negotiated the deal as a double close. We have done many rehabs to this point, but this was our first subject to deal and our first wholesale deal. It was a true WIN-WIN-WIN deal. The seller was thrilled, the end buyer was thrilled, and we are happy with our profit.
