We found this deal through a real estate agent. It was our first deal. It was listed for 280K and owned by the bank. We gave an offer for 250K. It was not accepted. Later, the bank sent a counteroffer for 274K. We did not agree and offered 260K, contingent on fireplace inspection. Our offer was accepted. After inspection, we were able to negotiate the price to 255K. The rehab included a renovation of the kitchen, 2.5 bathrooms, we expanded master bathroom, new floors, paint. We ended up installing an electric fireplace because repair of the fireplace was too expensive. We listed the house through the same agent. It was listed for 385K. We found a buyer in three days with an offer for 390K. The total holding time was 5 months.
