This was our very first deal; acquired from a bandit sign. We did a subject to and paid monthly mortgage only. Unfortunately, we got burned by an architect on this one and we were not able to complete our rehab like we wanted to. We spent our rehab money on holding costs and money paid to the architect with no results. We decided to put in on the market as is and had very little traction. The layout was a little bit weird and needed the right buyer. We eventually found a family that fell in love with the house; however, they had bad credit and they did not qualify. Our agent and team member Jose Amezcua came up with a rent to own, giving the family a year to build their credit for qualification. As part of the agreement, we paid for their credit repair. A year after this agreement the family was able to purchase the home and we were able to gain back some of our loss. This was a total of a two-year process.
