We acquired this deal through our network of other investors and wholesalers. The deal was funded 100% through our hard money lending partner and a private lender for gap funds. Our renovation scope accounted for whole house paint, custom trimwork, sheetrock install as well as plaster repair, doors, hardwood floors refinishing, new floor installation, exterior entryway, re-wire, cast iron plumbing removal and pex/pvc install, bathrooms, kitchen, fixtures and vanities. The "unique" aspect of this deal was more about how it further demonstrates the fulfillment of our strategic plan for acquisition, buyer and property profiles.

We applied all of the acquisition systems, checklists and documents for working with another investor to purchase this on assignment. We use the same systems for our PML set up, funding and promissory close out. We used lessons from previous rehabs and coaching reviews and applied those to this renovation sope planning and contractor management. The renovation systems helped us keep contractors in-line and demonstrate to them that we are not hobbyists.
