Due to the hardships that many are facing, it’s with mixed emotions that I share my first flip story. It’s been a crazy adventure filled with many ups and downs. I paid more on PP than advised, to beat out 26 other investors. Against advice due to low expected returns, I proceeded anyway. Jumped through hoops to find an HML, only to have them pull out after closing due to COVID. I had to scrape to get personal loans in order to close a 2nd time and not lose the property. During this time I interviewed 4 contractors, 3 of which were too busy, and the 4th one would not complete the 7 steps so I had to fire them. I then took on GC role myself & completed rehab in 3 weeks. We listed the property above estimated ARV, had multiple offers, and was under contract within 48 hours. The accepted offer was above asking. However, the appraisal was $11K under.
