Lumialani was brought to me as an off-market deal from a realtor who was the buyer's agent on one of my previous listings. I got first look and she negotiated in my favor to lock in the offer the day they went live on the market. It was funded by CIVIC and an equity partner, Lava Integrity Group. The property was semi-demo'd when I purchased it. I demoed the kitchen and remaining flooring, removed all the debris, and rebuilt the water heater housing outside. Interior remodel included new floors, lighting, full kitchen rehab, popcorn ceiling removal, and turning an enclosed lanai into a livable space, creating a large family room with a built-in laundry room, and opened up the entryways. I updated the tax records to show the 560 sq ft increase.
