This project was found through a call with a realtor on a different property that was listed. We asked the realtor if she knew of any other fixers and she brought up this one! We funded the project using hard and private money lenders that we have formed great relationships with through numerous deals. Improvements we made included replacing all windows, installing new laminate wood, carpet, and tile flooring throughout the house, updating the kitchen and bathrooms, and replacing the roof. Pre-construction, it looked as though the foundation could have been a major issue but it ended up just being a tree root that was raising a corner of the garage and was a simple fix. This deal was unique because we were closing right as COVID restrictions were implemented so we were able to negotiate $32,000 lower than our initial purchase price because of the uncertainty that came with the pandemic.
