This was JV deal that was found by my JV partner who is also a real estate agent. We knocked the house down to the ground and re-built it adding a second story. Our house was the only house on this particular street with an attached garage so in addition to that, everything in the house was brand new. After being on the market for about 2 weeks, we reduced the price and were under contract within one week--a total of fewer than 30 days from listing to contract.
