We found this deal on the MLS as a foreclosure, a previous rehabber had taken it on and unfortunately underestimated the amount of structural work required to fix the property. We used both hard money and private money to fund this deal 100%. We took everything back to the studs, reframed the roof, sistered the floor joists, added new footing and columns in the basement, replaced the rotted sill, demoed the old front porch, and rebuilt a new space on the same footprint, and installed all new mechanical, electrical and plumbing. The extra high ceilings (13') in the main living space make the property feel much larger, we added an extra bathroom and finished the basement which we hid with a murphy door to give extra storage space in the kitchen along with a full landscaping makeover including 2 off-street parking spaces and an outdoor bbq area to make the most of the small yard.
