We received a response from a Direct Mail postcard from a landlord in her 70's who felt like when she got our mailer it was "God tapping her on the shoulder" so she reached out and asked about us buying her portfolio of 5 properties so she could retire. She only wanted 300k per unit even though she could have gotten more it would just be too much work for her and she was more interested in selling to an investor who would buy all 5 of them and keep her tenants in place. Her concern was more for her tenants well being and we added language to the contract to make her more comfortable about her tenants being allowed to stay. Our company is so new and without any capital to play with wasn't able to buy them but we told her if we could get them under contract at the price she wanted we would find her an investor buyer who would buy all 5 and keep her tenants in place. She agreed.
