This deal was found through a realtor off-market. The home was purchased conventionally. 190K came from a private lender, 50K from our own 401K. The exit strategy was initially to repair and sell, however, we decided to put it on the market and give it a shot as-is. We knew this house had a ton of potential with a beautiful view and location. In the end, we were able to sell the home without making any repairs with a net profit of 50K.
