This was our first experience buying a REO from a bank. The addendum with all disclosures protecting the bank were very scary at first, so we requested a Lien Search and negotiated with the city to remove a small fine the property had. We purchase the property at a very good price beating others bidders using the leverage of cash payment and good time frame terms. We could not assign the property because the bank wouldn't allow it, so we closed on it, decided not to make any repairs and sell it as is to an investor.
