To be honest, I think I passed on 3 deals before I was emotionally ready to take on a property after my Dad passed away. I did find this driving around, found a house with a fallen down FSBO sign and the seller was having an issue with a roofing contractor that had replaced the roof, were tired of renting and with how busy they were just wanted to sell. I told myself, if you are going to do this business this is the house, nearly statistical certainty to succeed. So I went for it. A lot different doing this by myself and not with my Dad. Sellers were tough negotiators but good to go. We did a cosmetic update and replaced the above ground pool. Great first deal to get back into it. Our realtor, Cheri did a great job getting this property moved. This is the first rehab since my Dad passed and I wanted one where I'd knock it out of the park. I know my Dad is smiling from above. :)
