Numbers were tight but we believed we can get this deal out faster than planned to make a good profit so we worked very hard to get the property out on the market in 5 weeks. Cosmetic repairs were done and contractors were on schedule. We used a new hard money lender and also used the SBA loan for funding. Best of all we were very familiar with the area and we knew that there was a lot of potential, best of all is that we knew that a higher offer could be received, and it did!
