We did a voicemail/text campaign to get in touch with the seller. He was motivated to sell this property in order to free up some capital and start investing in another city. We did a traditional mortgage to finance the deal, with an additional amount built into the loan to pay for repairs. The only repairs that needed to be done immediately were to drain some standing water in the crawl space. This unit has a tenant with a lease due to expire in Oct. We will offer them a new lease with our company at that time and increase the rent to reflect current market conditions
