We found this deal driving by the home and contacting the realtor listed on the sign in the yard. The home was severely damaged by Hurricane Michael and required extensive repairs (full gut). We funded the deal with a combination of Hard Money and Private Money and did minor cosmetic repairs on the exterior but there was nothing we didn't touch on the interior.

After walking through the property with the agent and completing the repair estimator, we ran the numbers on the deal analyzer and submitted an offer that same day. The agent said the sellers wouldn't accept such a low offer ($17K below asking price) but to everyone's surprise, our offer was accepted and as this was our 1st deal, we started to PANIC!
