We found the deal on the mls for $110,000 and we put it under contract for around $100,000. After having an inspection we found lots of termite damage. We renegotiated with the sellers and got the place for $75,000. We fixed the termite damage ($8000) and got a termite bond on it so there would never be any termites again. We then rented it out for $1500 a month and made $350 net profit every month on it. After the tenant left we rehabbed the property and have just sold it.
