We found this deal using the craigslist marketing system. The property was already tenant occupied but the seller was self-managing and moving out of state. The seller was very motivated to sell but wanted to make sure his tenant could stay because they had a personal relationship. We ended up negotiating $22,000 off of the seller's asking price and signed the tenant to a two year lease that included an increase in rent. We put a property manager in place so it's truly a passive investment for us. Today, if we sold, the market would easily pay close to 3x what we paid. We plan to renovate the property when the tenant is ready to vacate and sell for a profit.
