I funding this deal with a combination of hard and private money, costing me very little out of pocket. What was unique about this property is the fact that is had no water source so I had to have a water well drilled. This 1.4 acre property with no neighbors visible, proved to be a highly desirable destination and never made it on the market!! Buyer paid $20k over asking and paid closing costs.
