I had my first call with my coach Ammon and I am glad we talked because I was in the midst of what I thought was a good deal. I had reached out to a realtor, attorney, investors, identified a property, determined the comps and went to an open house for the property. I offered $48k for the property and the owner accepted. Since the comps in that neighborhood were around $110k-$130k, I thought it was a good deal. Before finalizing the deal, I talked with Ammon and we went through the scenario step by step, including potential repair costs, etc. That's when I realized, I had not followed the MAO formula to determine my maximum offer and my "true" potential profit. However, Ammon told me that our conversation was beyond that of a first call with a student and that he was proud of me for the work I had done and connections I had made for this deal. I learned quite a bit from this first attempt. Now its onward and upward and I really appreciate the insightful feedback from my coach, Ammon!
