We were fortunate enough to meet an investor at a small networking event at a local Dunkin Donuts. This investor came across a probate opportunity and got her first deal under contract. After she got it under contract she reached out to me and explained that she had a property under contract and was asking $263,000. We did our due diligence by reaching out to everyone within our network for assistance with details for this property. I also walked the property with several GC's / roofers / inspectors and finally got our numbers together. We went back to the investor (wholesaler) with an offer of $205,000 (Purchase price $185k and Assignment fee $20k totaling $205k). The comps in the area average around $349k. We are expected to close within the next two weeks. We are using hard money and private lenders to fund this deal. - Hard Money - 12% APR 1 year term with 80% LTV - Private Lender - 10% APR 1 year term - Private Lender - 5% APR 6 month term Well I won't bore you with any more.
