I purchased a property last May for $44,000. There were multiple offers on the property and I was NOT the highest bidder. However, the wholesaler chose me because of my reputation for doing such a good job on other historic rehabs. Go me! When I purchased the house many people though I was crazy because it was in a part of town that was considered pretty rough. But I knew it had potential and would be turning over soon. So, against all opinions to the contrary, I marched on with cautious optimism. The rehab cost more than I had budgeted for, and took longer than I anticipated but in the end the extra time actually helped. During the time I owned the house the neighborhood did just what I thought it would. In fact, it is one of the hippest areas of town to live in now! I ended up putting about $70,000 into it but sold it on 12/30 for $173,500 (and had multiple offers)! That is my largest profit to date! (Margins in OK aren't nearly as big as other places across the country). Now I wish I had bought more houses in that neighborhood!
