A couple of weeks ago, after attending the webinar about dealing with your monsters, Ammon Brimhall gave us some homework. The homework was to put in an offer for a property. I thought to myself, "How the heck am I gonna put in an offer when I don't even have a property to offer on?" I don't even have my business cards yet, let alone an apparatus for making deals. The universe works in mysterious ways! After making contacts with people I thought could be part of my team, a possible deal fell into my lap. The property was a little more than I expected and a BIG monster was telling me that I couldn't handle it. It was a rental property that was sitting on a parcel of land over 24,000 square feet. It had four units on it in varying states of disrepair. Whoa! What a monster!! I overcame this monster and ran the numbers through a deal analyzer anyway. With the help of some friends in my network and on my evolving team, I was able to put in realistic numbers into the deal analyzer spreadsheet and came up with a proper offer and submitted it. It wasn't accepted, but I put in an offer. I put in an offer!!! It was a good learning experience and it showed me that I can do this. I, like many other people, can become easily intimidated by things we have no experience with. It's scary, but I took the plunge. Even if the outcome was not what I wanted, I overcame a hurdle I will follow the advice of my coach Mel Feller and follow up to see how this property pans out. He said, "You never know..." You never know if the winning offer falls through and I might get another chance at it. Follow up!!!
