We closed our first wholesale deal in one month. We posted bandit signs off a a local interstate. Received a call the first day from the daughter of a woman who was overwhelmed and needed to get out of her house. She had a 4 bedroom, 3 bath brick ranch on two acres in a desirable area. The home needed many updates. The home had no mortgage. ARV on this home will be $275,000+. We offered the owner $133,000 which she accepted. We were planning on rehabbing it ourselves but found an interested (new to the area) rehabber who wanted it. We assigned it to the new buyer, did a double close and made $22,000 without doing any work. Since I have my real estate license and gained the trust of the homeowner, I was able to sell her a new home in the area for cash and make a nice commission as well. As it turned out, we closed the new house the same day as ours transferred and it ended up being a triple close day. Would love to do more of these.
