This deal was our very first deal! This lead came through a bandit sign in Springfield Massachusetts. This particular house had been in one family for over 100 years. The house itself had been picked up and moved to accomodate a road in Springfield. The family house had been left to a very nice couple who simply did not have the means to fix it up and sell it. We took a look at the property with our repair sheets in hand. We went home, ran it through the deal analyzer and scheduled another meeting to present our offer. To say the least we were nervous, but what was the worst that could happen? We confidently explained how we came to our offer and then I asked the closing question... "Do you want to move forward with this today?" To my surprise, the answer was "YES"! We were able to close on the house in a couple weeks. Once the rehab was complete, we invited the couple who we bought it from to come and see it before anyone else. They loved it! They said the were excited for the next family to enjoy it as much as they had. The rehab took 4 months and we closed it a couple months after that. We love what we do! We are currently on Rehab #4, #5 and #6. We sold the house for $120,000 Purchase price $40,000 Rehab costs $44,000 PROFIT $36,000
