We purchased a townhome in San Diego from a wholesale. We purchased the property for $280K, paid an extra $15K for liens and wholesale cost. We budgeted $40K for the rehab, which we came under budget on. We listed the property 3 months later because it was a short sale and we had to wait 90 days to list. It was on the market for about 2 1/2 weeks when we accepted an offer at full asking. We sold the home for a little over $19K over our initial ARV.
