We were contacted by our attorney to buy a home from one of his clients who had been moved to a nursing home. The home was in very bad shape and had not been maintained or improved in about 30 years but it was a rancher in a nice suburban neighborhood. We bought it cash for 30,000 and started the rehab/remodel. We replaced the roof, plumbing, the electric (including new service since there was only a fuse box). The outside was painted and a new porch was added which helped correct a lot of leakage in the basement. We also redirected all the gutters and sealed the basement. Once that corrected the wet basement problem, we decided to invest in a second full bath and a lower level family room to increase its market value. On the main level we took down a number of small walls in the litchen/dining area, opening it all up to a new layout and beautiful cabinetry and tile. We were able to save and restore all the hardwood floors. The first floor bath was gutted and redone. Every inch got new paint and new fixtures. The yard was cleaned up and we designed new but simple shrubs and landscaping out front. It was a 3 month rehab. I am a licensed realtor so as soon as the exterior was in shape I put my sign out front and put it into our mls with showings starting the day of my first open house. I had two offers in the first 24 hrs and we took the one that was cash. We learned a lot about planning the rehab and keeping it moving with a great out come to inspire us for the next one. The repair estimator was my constant friend throughout and allowed us to make a $40,000 net profit on this little lady. CAW!!
