The seller called us from our direct mail marketing to probates. The brother being the only heir inherited his sisters property. Being elderly himself and not from the area he was anxious to work with us and get the property sold quickly. The property was located in an area that was more of a rental community rather than a good retail flip which is our focus so we decided to put it under contract and wholesale it to a landlord buyer. We signed the contract with the seller on April 4th for a purchase price of $40,000, put a sign in the yard, put it on Craigslist and sent an email blast to our landlords on our buyers list. Three days later on April 7th we assigned out contract for $8,000 to a local landlord who saw our sign.
