In this case study I will walk you through this rehab located in Columbus, OH. I found this deal through a Probate Direct Mail Campaign. The seller was motivated to sell because the house was in no way in livable condition and they wanted out. We funded the deal through a private lender @ 12% and 2 points. During the rehab we decided to over improve since the market has been hot and it paid off. We listed the deal on the MLS and received several offers over the asking price. We went with the best deal that could also close in 21 days since I had a penalty clause with the lender. This deal sold fast.
