In this case study, I will walk you through a rehab located in Howell, NJ. We found this deal through a sign call which the seller said she owned it except for it was under foreclosure. We spoke to the mortgage company and was able to negotiate a deal with them and cash for keys for the seller. During the rehabbing process, we ended-up going over our budget because we didn’t account for the well water testing repair costs. We listed the property one week prior to finishing, had a Phantom Open House, which let to 3 offers in 7 days. Total completion time was 4 months.
