In this case study, my partner and I will walk you through this rehab located in Oakland, CA. We found the property from their main agent who also lives in this nice neighborhood which offers one of the best school districts. The seller had gone into escrow to purchase a new house and was motivated to sell. The rehab ended up costing them more money than we had budgeted for because we decided to increase the square footage by adding another bedroom and a full bath. After 4 ½ months, the home was listed on the MLS and it moved fast. After all the upgrades, we received an offer of $126k over the asking price with no contingences and made an amazing profit of $206k!
