In this case study, my business partner and I will walk you through a rehab located in Las Vegas, NV. We found the property on an out of state absentee owners list where we contacted the seller with one of our yellow letters. The seller was motivated to sell so I used my negotiating skills to get the house below market value and offered to help the seller get rid of anything they didn't want to help save time and to seal the deal. We financed the deal through one of our private lenders and give him a percentage of the profit to help build our relationship since he was working with us for the first time. The rehab went well and only took 3 months to complete. We listed the property on the MLS and had numerous showings during the first week. The house moved fast and we accepted an offer over the listing price making a nice profit of $43,265!
