In this case study, I will walk you through a rehab located in Seattle, WA. We found this deal from a wholesaler who informed everyone on his investors list. Once the wholesaler and realtor negotiated a price, they turned the deal over to the lender who offered a loan package deal to the first investor that could meet their terms. We jumped on the deal first and funded the deal through hard money, SDIRA, credit cards, and our IRA. The rehab only took 6 weeks to complete and we came in below our original budget. We listed the house in October with over 100 viewings but didn’t get any offers. After advice from a local agent, we added a formal dining room and sold the property during an open house in 7 hours.
