In this case study, my partner and I walk you through a wholesale deal located in Sacramento, CA. We found the deal from a direct mail yellow letter campaign. While working out a selling price with the owner we negotiated a deal to pay for all closing costs and offered to be as flexible during closing time to help seal the deal. We listed the house on the MLS and scheduled an open house 5 days after the home closed. We were offered two full price cash offers but, accepted a cash offer from our business partner’s broker which included a commission incentive. The prehab took a total of 18 days and we made a nice profit of $32K.
