In this case study, I walk through a rehab deal located in Honolulu, HI. We found this deal from our Pre-foreclosure Direct Mail Campaign days before it was going into auction. The seller was behind in the mortgage and was motivated to sell quickly. We negotiated a great offer which helped repair their credit and was an immediate solution to their situation. We funded the deal subject-to financing on the existing loan and used private lending for the rehab and other costs. The property was listed through email blasts and they held an open house. An outside agent came with a buyer within the week of the open house and they sold property considerably higher than anticipated. Total completion time from start to finish was 5 months .
