In this case study, I walk-through a rehab located in Norton, MA. We found the property on the MLS listing. After watching it for a few weeks, we offered $30K less than asking to work with the MAO formula. We negotiated the deal with the bank through our agent and had to pay out all commissions on the purchase using private money to fund the deal. The rehab took longer than expected to complete so we had to hold on to the property a little longer than planned. Once the rehab was completed, we listed the house through the MLS, open houses, and several showings, and ended up selling it through one of the showings. The rehab took 6 months to complete and was move-in ready earning us a nice profit of $42,575
