In this case study located in Lawndale, CA. I found this rehab deal using my marketing strategies through hand written yellow letters to high equity owners in addition to bandit signs. The seller was falling behind financially and was motivated to sell so he could access the equity in the house. The total rehab costs was $15K which was mostly due to trash removal, cleaning, and some code violations that needed to be corrected. I listed the house on the MLS with an “investor friendly” agent and had an open house. I received 4 offers over the listing price and accepted the highest and best offer. This rehab took only 4 months to complete.
