In this case study, these Canadian students will walk you through a rehab deal located in Ottawa, ON. They found the property on the MLS in an area where they knew it had a lot of potential. The seller was looking for a quick sell so they made a cash offer and agreed on the sellers terms to make the deal. These mastery partners funded the deal through regular banking finance and used a personal HLOC for the renovations. The rehab costs went over our original budget because they decided to make some additional repairs to increase the rental value. However, this rehab took only 3 months to complete and is now ready for renting. This buy and hold already has equity presently in the amount of $42,940 and a cash flow rental of $400 per month
