Joint venture with one partner in Montana and one in California. Our local partner in Montana, Eugene, found the property through a realtor as a bank-owned listing. Eugene managed the design, contractors, and overall project. Wen and I contributed most of the finances remotely from California, and we conducted weekly conference calls to review project progress and discuss upcoming needs.

Reframed upper floor to open up kitchen and living room, repaired foundation, updated kitchen and bathrooms, and painted and installed flooring throughout.


How did you find a buyer for the property if you sold it?

Realtor (2nd one after the 1st one was let go).


What are some of the major lessons learned that you would like to share with other students that they can learn from?

Make sure contracts and paperwork are in order from the start and recorded through the county office when they need to be. Sometimes projects get delayed that are totally out of your control (local political elections shut down permitting office so inspectors would not go out and sign off permits). Make sure your realtor is doing what they're supposed to (we had to let our first one go after 3 months of her not doing much for the listing).
