The seller’s father passed away several years ago and left him the house. He was using the home as a passive income. The tenants moved out and the seller decided to sell the house due to the 2-hour distance from his own home. rnThe seller met me at a bank by the parking lot. I caught him trying to take pictures of my car magnet. rnI greeted, pitched, and gave him my business card! The next day, I followed up with him and got the deal under contract the same week. rnThe property was located 2-hours from where I normally invest so finding a buyer was more of a challenge. I utilized the FortuneBuilder’s directory list and called local Mastery students to pitch the deal too and I also put up bandit signs in the area to attract more cash buyers. rnI also had to go back and renegotiate with the seller due to the previously unknown foundation and termite issues (found by a potential buyer's inspector). rnAfter 2 ½ months, we finally closed the deal. rnThe buyer called bandit signs and we agreed on the price! The closing was 1 week later. rnAlthough this was not a home run, and one of our more challenging deals I can't complain about making $2,500 out of $40 car magnets. My network also expanded with new buyers.rn
